Selling your home? Don't forget about conveyance taxes. In order to obtain the correct net proceeds, you need the following information:
Conveyance tax due to the town- $2.50 per $1,000 sales price. Conveyance tax due to the state- $5.00 per $1,000 up to $800,000 and then $1.00 per thousand over $800,001. 

Buying a home? There's a reason to close at the end of the month. Your closing costs can vary as much as $3500 just by the actual closing date.
